An empty plot of land has gone on the market for an astonishing £2.5million, thanks to its ultra-desirable location – and another hidden perk.

The strip of scrubland is only a third the size of a football pitch, but backs straight onto Poole Harbour in Dorset – one of the most expensive coastlines in the country.

It sits on Branksea Avenue, just a few miles from Millionaires’ Row in glitzy  Sandbanks – but offers a quieter way of life than the famous peninsula.

The half-acre plot has stunning panoramic views of the water, Brownsea Island, Long Island, Arne and the Purbeck Hills, and had access to jetty to facilitate boating.

But there is another major selling point to the plot; it comes with permission to build a luxury mansion.

Plans have already been approved for a state-of-the-art five-bedroom home – which would cost another £1million to build – after being submitted by a neighbour in 2022.

Sketches show the new house would span three stories, boasting an indoor and outdoor swimming pool complex, underground garages, a boat store and a games room, all on the lower ground floor.

On the upper ground floor would be an open plan kitchen and family room, a formal drawing room, a separate lounge with unspoiled sea views, and a private study.

Five generous ensuite bedrooms and a sun room would be found on the top floor, and a lift has been approved to shuttle between the levels.

A balcony would also run right along the side of the property facing the water, providing another perfect spot from which to gaze over the ocean. 

A small chalet bungalow that previously occupied the plot was demolished a few years ago, after the planning permission was granted.

It was purchased in 2017 by company director Ronald Frend and his wife Cherrie for £1.3million – meaning they will almost double their money if the guide price is achieved.
