The celebrity hotspots in Britain’s ‘Beverly Hills’: Interactive map reveals how stars are flocking to Cotswolds as Beyonce and Jay Z become latest A-listers to make the move

Beyonce and Jay-Z are the latest stars from America setting up home in the English idyll of the Cotswolds.

The music power couple are in the final stages of purchasing 58 acres of land on the outskirts of Wigginton, where locals told the Daily Mail they are already regulars at the local garden centre. 

The stars are moving in after receiving planning permission to build a ‘spectacular rural estate’ close to Great Tew.

Cotswolds estate agents have told the Daily Mail they have had their busiest summer for sales to the rich and famous. They have also revealed that celebrities are demanding some realtors sign NDAs to keep the purchase of their mansions – or land – secret.

And today the Mail has created an interactive map showing the most desirable places to live for celebrities in the Cotswolds.

Helen Whitfield, Head of Residential Agency at Butler Sherborn, said: ‘There has been a slight change in the most desirable area of the Cotswolds.

‘There are a few factors that have led to an easterly shift in location. Firstly, the opening of prestigious members clubs including Soho Farmhouse, Estelle Manor and The Daylesford Club. 

‘Secondly, is the rise in international residents, so the need for proximity to International Airports. This brings Heathrow a lot closer as well as Oxford Airport, where private jets can land’. 

She added: ‘It has been a particularly busy summer with well known visitors and residents coming to stay and live in the area. 

‘Though there have been high profile people living in the Cotswolds for many years, it seems the international draw over recent times has increased. 

‘As agents who act for clients selling these higher value properties, discretion is of upmost importance, and the most successful agents will not need non-disclosure agreements to be confidential about their sales and purchases’.

Earlier this summer, Beyonce and Jay-Z took a helicopter ride to view a mansion in Oxfordshire.

Other long-term residents of Wigginton have also shared their concerns, with Thomas Winter, 30, fearing it could limit his opportunities to get on the housing ladder.

Referencing US Vice President JD Vance’s visit to the Cotswolds last month, he shared that the ‘ethos’ of the area has changed due to the influx of Londoners and big names buying property in the area. 

Another described the move as ‘madness,’ but an excited local gushed they couldn’t wait to see Beyonce at the village fete. 

Given previous backlash when British villagers have been disturbed by high-profile moves, the couple’s arrival has divided the locals, as Gerry Barrago, 77, who lives close to the now-closed White Swan Inn, said: ‘I don’t give a flying toss.’

He added that his wife frequently sees Beyonce and Jay-Z swoop into Burford Garden Centre in their classic Range Rovers. 

‘When someone points them out to my wife, her first reaction is to ask who they are,’ Gerry added. ‘Some of these so-called celebrities I’ve never actually heard of.’

James Walker is a regional chief in Knight Frank’s country department. 

He told the Daily Mail last month: ‘The ”Golden Triangle” of the prime Cotswolds as defined by some is roughly located between Burford, Stow on the Wold and Chipping Norton. 

‘There is little to persuade those well-heeled buyers wishing to reside in these areas that there is much of interest beyond this comfort zone of first-class property and countryside.

‘That is until you actually look beyond… the highly attractive and conveniently accessible Cheltenham villages are fast becoming of significant interest to many potential buyers looking more broadly in the Cotswolds and inspired by the draw of Cheltenham’s cultural scene; the dual carriageway extension of the main route through the Cotswolds, ”the Missing Link” (A417), will ensure that access is vastly improved, taking traffic away from the rat-runs and surrounding villages.

‘Recently, there has been an unusual number of prime property available both privately and in the open market in the highly desirable Tetbury and surroundings.

‘The popular villages of the south Cotswolds accessed via the A433 from Cirencester to Tetbury and on to Bath are increasingly drawing the attention of the market. 

‘Pretty countryside, bustling market towns and Kemble station are attributes which contribute to the appeal of the area.

‘Once regarded as understated, the south Cotswolds is really on the map and continues to surprise and impress’.

The King himself spends a great deal of time in the area, near Tetbury.

Highgrove was acquired by King Charles in 1980, when it consisted of the bare necessities, including a kitchen garden, an overgrown copse, some pastureland and a few hollow oaks.

A series of interlinked gardens was created over the following 40 years by Charles, 76, using sustainable methods where possible.

Highgrove’s garden is now open to the public between April and September every year, welcoming 35,000 visitors.

The Orchard Room restaurant is open to guests who sign up for garden tours, with dishes prepared by in-house Highgrove chefs.

Queen Camilla, 78, also retains nearby Grade II-listed Ray Mill House, bought in 1996 for £850,000, with the proceeds of her divorce from Andrew Parker Bowles.

Sources said she uses the home to get away from Highgrove when it is teeming with tourists.

One insider told newspaper columnist Adam Helliker: ‘At Rey Mill she can sit down with a big G&T, kick off her shoes and watch Coronation Street, which Charles loathes.

‘She also doesn’t have to bother about how the place looks – Charles is so fussy about tidiness, while she leaves her stuff all over the place. She doesn’t need her cushions plumped all the time.’
